In preconstruction properties, compensation given to
agents by the builder is part of their marketing fee
and is built in to the price of every home. Builders
promote, and encourage real estate agent participation.
Price for you will be the same with or without a Realtor.

same for you anyway, it makes sense to have a real estate
expert represent your best interest:

so we may bring them buyers. There's always a better

Just
because you don't have a Realtor doesn't mean you
can discount the Realtor's commission from the price.
If they did this they will be lowering the overall
value of the homes in the community hurting other
buyers and themselves. Builders will NOT do this.

* Our services are FREE for our Buyers provided that
total commission received from the closing meets minimum
amount of $1500 (around 50k price range). In such cases,
the buyer will agree to fund the remainder of the minimum
required commission (calculated by subtracting the Seller’s
commission from $1500) to Tampa4u.com Realty at the
time of closing. The commission agreement will be in
writing and buyer will have an opportunity to review
and approve the actual amount of the commission prior
to the execution of the contract.
Some
sellers/listing brokers charge extra fees associated
with the closing of their listings. Tampa4u Agent will
try to negotiate that fee to be waived, but if unsuccessful,
buyer will agree to reimburse the selling agent for
additional incurred expense. The fee will be disclosed
to the buyer at the time of writing an offer and buyer
will have an opportunity to review and approve the actual
amount to be funded prior to the execution of the contract.
