Top 5 Reasons Why FishHawk Ranch in Tampa Area Is a Top-Selling Community in the U.S.
Published by nora | Filed under Buyer / Seller Tips, Communities, Real Estate
The FishHawk Ranch in Lithia, which is just 25 minutes to downtown Tampa, was the 26th top-selling master planned community in the entire U.S. in 2011, based on data published by John Burns Real Estate Consulting. Newland Communities, the developer of FishHawk, sold 229 units in this community in 2011.
Master planned communities are large-scale real estate developments that offer a range of housing styles and prices, an array of amenities, and facilities for commercial, educational and other non-residential activities, enabling residents to enjoy a lifestyle of live, work and play in their own communities. Some of these communities cater to various market segments while others focus on certain segments such as homebuyers aged 55 and older.
FishHawk Ranch, located in Lithia, Florida, is a growing master planned community. It has completed villages and future residential villages and completed, proposed and unpaved trails.
Here are the top reasons for the popularity of FishHawk Ranch:
1. Widely Recognized as a Green Community
With abundant open spaces and parks, including 1,300 acres of preserved wildlife spots and rehabilitated wetlands and thousands of trees and 25 miles of nature trails, FishHawk has been honored by the National Arbor Day Foundation and the state of Florida. It’s the largest green community in the Tampa area. Its Osprey Park, surrounded by trees, offers plenty of fun for children. The Osprey Ridge Park has banked ramps, obstacles and handrails for skateboarders. The Hawk Park and Recreation Area offers a clubhouse, pool, playground, picnic area, soccer and softball field, roller hockey rink, basketball court, tennis court, and sand volleyball court.
2. Wide Range of Home Designs and Sizes
Thirteen home builders created homes for all types of families: single-family homes that are customized, traditional or neo-traditional and low-maintenance homes that are single-family homes, townhomes, villas or triplexes. The builders are Arthur Rutenberg, Ashton Woods, Beazer Homes, Cardel Homes, Centex Homes, D.R. Horton, David Weekly Homes, Homes by John C. Fowke, Homes by WestBay, Minto, Ryland Homes, Sabal Homes and Taralon Homes.
3. Proximity to all that Tampa and St. Petersburg can offer
Downtown Tampa is only a 25-minute drive while MacDill Air Force Base is only 30 miles away. There’s even a Hillsborough Area Regional Transit Commuter Express that provides MacDill-FishHawk weekday trips. Aside from access to popular dining and shopping facilities, FishHawk Ranch is near renowned destinations such as Ybor City, Lowry Park Zoo, Busch Gardens, St. Pete Beach, Fort DeSoto Park, Clearwater Beach, International Plaza and Bay Street, Raymond James Stadium, and Westfield Mall.
There are also at least five large hospitals in the area, namely the Brandon Regional Hospital, St. Joseph’s Hospital, South Bay Hospital, South Florida Baptist Hospital, and Tampa General Hospital.
4. Highly-rated schools
Three pre-schools are located inside FishHawk Ranch, and these are: FishHawk Early Learning Center, FishHawk Early Learning Center II and Creative World FishHawk. Nearby are Kids R Kids in Valrico and Kid’s Community College in Lithia.
Public K-12 schools, all located within one-and-a-half mile of FishHawk, are highly-rated. These are Bevis Elementary, FishHawk Creek Elementary, Stowers Elementary, Barrington Middle, Randall Middle and Newsome High. The private schools include Academy of Holy Names, Bell Shoal’s Baptist Academy, Berkeley Preparatory, Foundation Christian Academy, St. Stephens Catholic School and Nativity Catholic School.
For college-age children and professionals looking for career growth, at least four higher education institutions are nearby: University of South Florida, Hillsborough Community College, Florida Metropolitan University, and International Academy of Design and Technology.
5. More than all of the above, FishHawk residents are attracted to the closed-knit communities that have evolved and are still growing in FishHawk.
