Making Your Residential Unit More Saleable
Published by julia | Filed under Buyer / Seller Tips, Market Trends, Miscellaneous, Pinellas County Homes, Real Estate
You’re a seller who wants to dispose a residential unit right away. How to do this, just put yourself into the buyer’s shoes. Buyers prefer homes that are in good condition, are worth their money, and are ready to be occupied. Doing some repairs and renovations may cost you some money, but you can gain far more when you boost the overall value of your property. For instance the cost of your renovation is $4,000, but you can sell for $10,000 more. So you gain more money as the overall value of the property increased. Don’t underestimate what good presentation can do to your sales.
? To start off, make your front yard clean. Trim the grass, remove dead plants, keep your plants healthy. Remove any scattered dirt around.
? Pay attention to your garage. Make sure it’s also clean and if possible, stain-free. Remove any oil or other fluids on the floor. If you have a garage door, make sure it’s working properly. Make some necessary repairs if the door is hard to move, or is squeaky. If it’s automatic, check that it functions well.
? The house exterior has a big impact on the salability of the house. From looking at the exterior alone, buyers can call it off if it doesn’t look right. Take a step back and compare your house with the rest of the neighborhood. It should be comparable or look better. Zest up the exterior by repainting it. One of the best ways to boost the marketability of the house is by simply painting the exterior.
? Now you enter the house. One key to remember in the interior of the house is, buyers will often check for plumbing and fixtures. Lights should be working properly and should have adequate wattage. Examine your faucets for any leaks or if water knobs are easy to turn. Toilets should function properly too. Make your fixtures sparkling clean. Shiny fixtures impress customers.
? Repair any broken tiles or cracked floors. Do the same for cracks on the walls too. Do some repainting if the paint is peeling or worn.
? Inspect every door. It shouldn’t be squeaky and should open well. Put some oil on the hinges if it’s hard to move. Tighten the knobs If the wood is rotting, or if it’s beyond repair, better do some replacement instead.
? Clean windows make a house look better. Clean and repair any torn areas of the screen. If the damage is huge, remove the screen entirely or simply replace.
If you want to make a good impression to your buyers, take your own perspective of the house that you want to live in. You want it clean, and at best, a homey one.
