When Staging Plans Go Wrong

Staging real estate is all about making the property appear to be best piece of property out there. However the over production of the staging process in a property can make the real estate appear either untouchable, fake, or cause the profit margin to drop. Avoid the over staging in real estate properties by using common sense and remembering that it is important to remember that a house should feel alive and fresh, rather than dead and sterile. By avoiding too much staging and preparation, the house can remain the focus of attention, rather than the cleanliness of the home or the improvements getting all of the notice.
Some improvements on a home will never see the money spent come back to the improver at closing. This means that money was lost on the investment, which is not what anyone wants to happen. If the improvement is too expensive or too much work to see a significant difference in home value and sales, then forego it. Never spend money on a home improvement that is not available for spending. Even the best homes may remain on the market for some time.
A home should never feel stagnant and unappealing for people. People are often intimidated enough by the thought of an open house. To make them feel more intimidated or uncomfortable in the house is to risk losing a sale. Part of the staging process in a house is to make it feel very welcoming. This can be done by providing cookies and or beverages. While a clean house is very important, the house should not have a sterile feel to it. Avoid this by having soft and comfortable things in plain sight. One should never get upset if people track dirt into the home during an open house, it should be expected.
First impressions make a huge impact on the way people view others and environments. Home staging and real estate staging is the process of making the best first impression possible. This means that attention should be drawn to the best features of the home or property. If there is a lot of closet room, be sure to have all of the closet doors open. If there is a large bay window, have the curtains wide open. If the kitchen is the jewel of the house, make sure everyone is directed to the kitchen right away, ensuring that they see the best the house offers right away.
