City Real Estate Values Change Due to Employment

Many people have been severely affected by the depression that has so recently hit our country. These people have lost jobs and some have even lost homes. The depression has had a far reaching effect on the real estate values of cities and the spirits of the people living in those cities. The values of the homes that are on the market have greatly diminished and in some cities, the number of people moving in is greatly dwarfed by the number of people moving out. Entire cities have lost their values, not just single homes and neighborhoods.
People are not willing to move to a city that has nothing to offer them. If there are no jobs in that city, there is no way to support a family or home. If there are no jobs, then people move away from that city and into a city that has a job to offer them, even if that means that they have to give up their homes and move into an apartment. If the home that they left does not sell, the loan will often fall into default and eventually into foreclosure, making it a vacant home that drains the bank’s funds as it pays the taxes on the property that the government requires. In addition, the money that the bank fronted to the borrower is then lost, often times never to be remade in resale.
Cities that rely primarily on a single industry to support the people of that city are at the highest risk of losing real estate values. This is because relying on a single industry means that if that industry should fail, there is no large scale back up for the city’s population to rely upon. With fewer people employed, less tax is paid to the city and more people lose their jobs as the revenue used to pay their paychecks disappears. This circle can drive a thriving city to the ground, causing it to fail. This failure can then cause the spirits of people to fail, completing the circle.
The exact opposite can also be true. Cities that have jobs and have multiple types of industry thriving within the city can experience and influx of workers, causing the real estate values to rise. This, coupled with the increase of taxes being paid to the city, can help a city that may not have been doing as well thrive, even in rough times.
