Summer Real Estate all Year Long
Published by julia | Filed under Buyer / Seller Tips, Market Trends, Miscellaneous, Pinellas County Homes, Real Estate
There are some summer rentals that are offered for year long contracts or six month contracts. These summer rentals are often rented for the entire year, as opposed for only a week or so at a time like other summer rental real estate. There are some serious advantages to renting a “summer” rental for the entire year, and some serious disadvantages.
Many summer rentals offer maid services. These individuals come in and clean the rental place at least once a week. They mop, vacuum and dust the home. Landscaping services are typically provided as well. This helps to keep the value of the piece of real estate. While these services are typically the responsibility of the renter in other rental real estates, due to the short term nature of the six month rentals, even long term rentals of the summer real estate gets these luxury services.
Summer rentals that are offered all year long also have the advantage of being very quiet during the winter seasons. Many pieces of the summer rentals will be deserted during the winter months, making for very quiet pieces that are still active. This can be very relaxing and create a very private atmosphere. Without noisy neighbors, sleeping throughout the night is easy and one can easily wake up rested and restored for work.Summer rentals can be very loud during the summer months though. Many of the homes are rented for a month to six months, and parties are frequent during the summer months. This can be very distracting to those who use their summer rental real estate as their primary residence. The number of parties in neighboring rental sites can make it difficult to sleep during the night and be distracting during the day. It can be difficult to be as rested and relaxed during the summer months, living at a summer rental, as opposed to the winter months.
Summer rental rates can also drastically change over the course of the year. Most summer rental real estate values shift during the year. It typically depends upon the time of the year and the visitation seasons. While some summer real estate that is used all year long by an individual takes this into account and averages out the rate so it stays the same all year long, others do not. For those renters who use summer real estate all year long that do not see their rent averaged out, the summer rates can be a drastic change to the winter rates. This can cause unexpected surprises in one’s budget and be difficult to cover at times. This being said, the winter rates do tend to be considerably lower for these individuals.
