Looking Outside the US for a Real Estate Boost in Florida

It seems that not all real estate investors remain laxed regarding the hot commodity presented by Floridian real estate. International investors are boosting the Florida real estate market with the purchase of Florida real estate (specifically Florida apartments).
Why Florida? This vacation hub is feeling the effect of the real estate downturn in the same way that the rest of the United States is feeling the slump. The difference for places like Florida, Nevada and California is the potential for future money making. These are top real estate hubs and just because the market is less than ideal right now does not mean that is the way it will stay.
The international investor has the money and the future vision to pick up the fastest selling real estate in Florida. If common progression is taken in to consideration, the homeowner recovering from a foreclosure may not buy another home at first. Let’s say they start out smaller and buy an apartment instead. The international investor will have bought up all the apartments and thus be poised to make a real estate killing in a small amount of sales.
There is also the potential for renting out these apartments to people who just do not want to take homeownership into consideration any time in the near future.
The effect of the international buyer on Florida real estate reaches far beyond the buying frenzy that may occur in the near future. Due to the substantial sales these investors have noted, the real picture of Florida real estate and the market in general is a bit flawed. This may not have a negative effect, however. If the market looks like it is improving in the state of Florida, the personal buyer may move back in and take the jump into home ownership in a place that appears to be rebounding more quickly than other areas of real estate.
The buyer is advised to take a close look at all foreclosure properties before entering into a sales contract. Most foreclosed properties are sold “As Is” and if there are substantial repairs to be made the property may cost more to improve than it is worth. The international real estate investor has the power of buying in bulk to reduce the upgrades which could also be another reason why apartments and apartment buildings are the number one focus of these investors.
