Buying or Selling, Now is a Good Time

Look back at 2006. When a house went up for sale, it usually sold before it could make the papers or magazines. Real estate investors’ flippers and speculators bought them up like there was no tomorrow. Not the case today.
Back then and we say back then as if it were 1980, houses sold so quickly because the inventory was low and the speculation was high. If it was new on the market, it got a lot of traffic in the first 72 hours. Usually it didn’t take very long to have an offer. Soon after that it was off the market. Again, not the case today.
Whether you are buying or selling, maximum exposure is the key to getting more traffic. This exposure has been created by the sheer amount of homes for sale. In this market, when a property is listed for sale, it still may get some initial ‘new on the market’ traffic. The thing that is different today is that there is an enormous amount of homes in the real estate inventory today. And there is an upside to this. Exposure to all of the markets around the globe as well as here in Tampa.
When you have a property that is listed for sale, this has a unique stamp on it. In the present market conditions, this unique stamp gets a lot more attention than it ever did before. People now have a wide variety of places to look at. Each place having their own unique stamp. The buyers and sellers alike will view this stamp differently. Someone living in Shreveport will see a house in Tampa differently than a person from LA.
When you drive thru the hundreds of sub-divisions just in Hillsborough County alone, you see a familiar stamp or ‘cookie cutter’ appearance to the houses. But when viewed individually, they are different and unique from one another. Not just the paint schemes or hardwood floor colors, but the small things that have been done to set them apart from the rest.
The way the sun comes in to the great room in the morning to the way the pool sees sunlight almost all day, these are the stamps that make each property unique. When you take the time to look at these unique factors in each one and accentuate these qualities, they bring a new light to this dismal market we are in right now.
Now is the time to look at the things that are unique in each property for sale. For buyers, these things may go unnoticed if not pointed out to them. They become over-whelmed when they are looking at 10 houses on a weekend and they all kind of look the same. Finding stamps on each one will really help to set them apart.
For sellers, the need to make these stamps stand out is great. You have to make sure that anyone looking to buy wants to buy YOUR house. Go on a tour of homes for sale and look at other homes similar to yours. You may be amazed. Or maybe you can give a pointer or two. All of these things are good for people buying or selling in today’s market.
