If your business needs change in terms of larger space or different location then it is here that the term of the lease plays a significant part. In this case the shorter the lease term; the more beneficial it is for the buyer of the space. Though the landlord will often insist for a longer period of lease. It is better to bargain initially for a short-term period with options to renew it.
